EPC (Energy Performance Certificate)
- An EPC is an official document that assesses and rates a property’s energy efficiency on a scale from A (most efficient) to G (least efficient).
- It is mandatory when selling, renting out, or building a property in the UK.
- All rental properties must have a rating of E or above, with plans for this to become a C or above sometime in the next few years.
- The assessment is conducted by a qualified energy assessor and is valid for 10 years.
Why the methodology is being updated? RdSAP 10 represents one of the most significant updates to the Reduced Data Standard Assessment Procedure in recent years. This revision is designed to deliver greater accuracy in energy assessments, ensuring they reflect current building practices and the integration of modern technologies. It also aligns with the UK Government’s ongoing commitment to achieving Net Zero carbon emissions and tackling fuel poverty.
What are the major changes in RdSAP 10?
There are lots of changes coming for RdSAP 10 but some of the major ones are included below:
- Insulation data is collected in a greater range of increments for walls, roofs and floors
- Window and glazing inputs are more detailed, as well as collecting additional measurements for windows. Every window in a property has to be measured with glazing type and surround now included
- Two new Room in the Roof types with more detailed inputs
- Increased ventilation options to choose from
- Inclusion of further renewable technologies such as battery storage
- Air pressure tests can now be included with the correct documentation
The time it now takes to take the necessary measurements at a property has tripled. And the time to input all the data points into the software program that calculated the EPC has doubled. For these two reasons, domestic energy assessors have been forced to review their charges.
