Deposit Protection Service
Your deposit monies will be registered with The Deposit Protection Service: an independent government run scheme. You will be able to view your deposit account online at any time during your tenancy. Tenants will be issued with the relevant Prescribed Information from The Deposit Protection Service.

One week’s rent. This is to reserve a property. Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement ( and/or Deed of Guarantee) within 15 calendar days (or other deadline for Agreement as mutually agreed in writing).
Five weeks’ rent. This covers damages or defaults on the part of the tenant during the tenancy
Six weeks’ rent. This covers damages or defaults on the part of the tenant during the tenancy.
Interest at 3% above the Bank of England Base rate from Rent Due Date until paid in the order to pursue non-payment of rent. Please note: This will not be levied until the rent is more than 14 days in arrears.
Tenants are liable to the actual cost of replacing any lost key(s) or other security devices. If the loss results in locks needing to be changed, the actual cost of a locksmith, new lock and replacement keys for the tenant, landlord and any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc VAT) for the time taken replacing lost key(s) or other security devices.
£50 (inc VAT) per agreed variation. To cover the costs associated with taking the landlord’s instructions as well as the preparation and execution of new legal documents.
£50 (inc VAT) per replacement tenant or any reasonable costs incurred if higher. To cover the costs associated with taking landlord’s instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.
Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy
Pets are considered at the complete discretion of the landlord. If they are allowed a charge dependant on type, size and considered wear and tear on the property will incur a cost of £10-£20 per pet per month to the rent

We encourage landlords to present their property to a high standard.
For your satisfaction we advise all our landlords, before start of tenancy, to have their properties professionally cleaned and resolve any outstanding maintenance issues.

For your peace of mind we complete photographic inventories with Imfuna Let, capturing an accurate presentation of the property.
Compliance Regulations
We are registered with The Property Ombudsman, Propertymark, Information Commissioners Office (ICO) and HMRC for Anti Money Laundering and Terrorism Act. All tenants will be required to provide photographic ID and proof of residence, in person. We will conduct Right to Rent checks.
All our properties have a valid Energy Performance Certificate (EPC), Gas Safety Certificate, where appropriate, and comply with the Fit for Habitation Act 2018. New regulations mean that properties will also need an Electrical Installation Certificate. Tenants will be issued with the government “How to Rent” information and the Prescribed Information from the Deposit Protection Service.
