Referencing

We use industry leading Vouch Referencing Services
Checks include bank reference, employment history, previous landlord and accommodation history, credit score, right to rent, sanction list and share codes (if applicable)
Our Landlords approve all reports before a tenancy is agreed with the tenant

Inventory and Check-In

We prepare the inventory, condition report and risk assessment – producing a fully accredited report recognised by the Deposit Protection Service. This is a detailed photographic and written report
Our Tenant handbook is issued which outlines the obligations of the tenant during the period of the tenancy
At Check-In we walk through the property answering any questions and demonstrating how the heating works, as well as any appliances
We lodge the deposit with Deposit Protection Service (no fee incurred to either you or your tenant)

Inspections and Maintenance

The first inspection is carried out in the first 6 weeks of the tenancy to make sure the tenant has settled into the property and all is well
Photographic Inspection Reports are prepared and issued to landlord and tenant for future reference
A minimum of 3 inspections are carried out each year; landlords are kept fully updated on these
Once a maintenance issue is reported by the tenant, with the landlords approval, we request one of our qualified contractors to attend and quote to rectify the problem and a timescale to complete the works. Often, works can be carried out on the first visit, again with the landlords approval, saving time and money
We DO NOT MARK UP any contractors invoice, as we feel that our time responding to and organising maintenance issues are part of our job and included in our monthly management fee
All contractors invoices are available on the landlord app

Annual Rent Reviews and Portfolio Reviews

We start negotiations after 9 months as we need to give the tenants 2 months notice of their rent review
The reviews are carefully researched and sympathetically agreed
Landlord reviews include annual maintenance costs and proactive planning for more long term improvements to protect your investment

Safety Certificates and Compliance

Gas Safety checks are carried out annually by our Gas Safe engineer
Electric Installation Condition Reports are produced every 5 years by a NICEIC electrician
Energy Performance Certificates last for 10 years and are carried out by a qualified Elmhurst Energy Domestic Energy Assessor
Legionella Risk Assessments are produced at the beginning of each tenancy
Smoke detectors and carbon monoxide alarms are checked on every inspection to make sure work and in date
