All our viewings are accompanied (normally by Michael) so we can answer all your questions, as he knows better than anyone the details about the property.

Once you let us know you are interested, we let the landlord know and then our application process starts.
Initially we send you an application form to complete. Once thatās received and accepted, your journey starts. Its all digital and straight forward.
We ask you to pay a Holding Deposit equivalent to 1 weekās rent, which goes towards your initial rent.
We ask you to upload your ID, proof of address, Right to Rent share codes (where necessary), employment details, and details of all persons who will reside in the property.

We use an external referencing company with an online application. Your employment status is confirmed, along with your ability to pay the rent. By law, your right to rent in the UK is confirmed
If you are currently in rented accommodation, your existing landlord is contacted to supply a reference relating to your existing tenancy.
Once your application is passed by the referencing company, its time to start getting excited!

We are registered with The Property Ombudsman, Propertymark, Information Commissioners Office (ICO).
All our properties have a valid Energy Performance Certificate (EPC),Ā Gas Safety Certificate, where appropriate, Electrical Installation Condition Report, and comply with the Fit for Habitation Act 2018.
You will be issued with the government āHow to Rentā information.

Itās time to sign your tenancy agreement, which outlines the obligations of both the landlord and you, the new tenant. Please read it carefully. It also sets out the monthly rent, payment date and notice periods to be given if you wish to leave.
The deposit is equivalent to 5 weekās rent and we lodge this with the DPS – Deposit Protection Service, a government approved scheme. Once lodged, we issue you a deposit certificate and prescribed information which you need to sign and return to us
Finally, the day has arrived when you move into your new home!
We will meet you at the property and give you a guided tour to show you how everything works and answer any questions you may have.
All our Tenancies have a ārent payment dateā of 1st of every month. This means that your initial payment will be a pro-rata amount based on the number of days from the date you move in to the 1st of the month. If this figure is less than 15 days, then we will ask you to pay that amount and the next month too.

We will provide up to two sets of keys for the property. Malcolms and your Landlord will keep a master set for management, emergencies or gaining access with your permission.

This is not an exhaustive list, but you will need to notify the following:
We advise that you take meter readings on the day that you move in, although we will provide these within the Inventory. This enables you to pass these readings on to your utility providers as you are responsible for the payment of all utilities from this day.
