
Yes! This property is now your home (for the duration of your tenancy) and we respect your right to quiet enjoyment. We issue a detailed handbook at the beginning, but this section will help you throughout the tenancy and enable you to enjoy the home.

We will inspect the property after 4 to 6 weeks, just to make sure you have settled in and are happy with everything, making sure there are no issues.
We then inspect every 6 months thereafter. We will give you at least 48 hours notice. All we ask is that the property is clean and tidy for every inspection. A photographic report will be prepared and issued to both you and the landlord.
Please report any maintenance issues as soon as possible. Don’t wait until the next inspection.

We have a great list of contractors that we have worked for for many years. They will make an appointment to visit, and will always respect your home by leaving it neat and tidy if any works are carried out.
Please note blocked drains, sinks and toilets are normally the responsibility of the tenant as they get blocked with fat, hair and/or products. Unless there is a physical or building fault with the drain, then payment to the contractor for unblocking the drain will be the responsibility of the tenant.

Whether you are a keen gardener, or have no idea the difference between a flower and a weed, don’t worry – we are here to help. And if you don’t want to get involved we can recommend someone to do it for you.

A gas safety certificate is needed every year, so a few weeks before a new one is needed, we’ll make an appointment for Optiplumb to come and carry out the necessary safety check so that a new one can be issued.
An Electrical Installation Condition Report is needed every five years, and P J Robinson electrical will carry out that Report.
And, an Energy Performance Certificate is needed every 10 years and Energy Assessor Solutions will carry out that visit.

Its standard practice across the industry that your rent is reviewed every year. We make this process as amicable and agreeable as possible. We will never ask for an increase that we feel is unaffordable for you, it just makes life too difficult. We advise our landlord where the fair market rent should be, and it is their decision on how much increase they ask us to discuss with you. These discussions are never confrontational and we are happy to listen to all parties where negotiation is needed. Once agreed, we give you 2 months notice for the change in your monthly rent.
