At least 1 smoke alarm on each floor. A carbon monoxide detector in any room containing a fixed combustion appliance ( excluding a gas cooker or hob)
Issued every 10 years by an accredited energy assessor, and since 2020 this must be a rating of E or above
By assessing the risk of exposure to Legionella
We highly recommend a professional clean before the tenancy starts, as this sets the standard the tenant will need to achieve when they leave.

As from 1st May 2026, the Renters Rights Bill – phase 1 takes affect. All tenancies will be on a periodic basis with a tenant giving 2 month’s notice to leave. As a Landlord you can give 4 month’s notice if you decide to sell the property or move back into it.
We arrange a pre departure meeting with the tenants so that they are fully aware of their obligations when they hand the keys back and if they need to make any repairs. This is where our detailed photographic inventory and condition report is invaluable.
If the tenant gives notice to leave, they must leave the property in good order similar to the start of the tenancy, accepting fair wear and tear, pay all utilities up to the last date, make sure rent payments are up to date and all possessions are cleared.
The deposit is returned.
