2017 Compliance Regulations

All tenants will be required to provide photographic ID and proof of residence, in person. We will conduct Right to Rent checks. All our properties have a valid Energy Performance Certificate, EPC, and Gas Safety Certificate, where appropriate. Tenants will be issued with the government “How to Rent” information and the Prescribed Information from the Deposit Protection Service.

Deposit Protection Service

Your deposit monies will be registered with The Deposit Protection Service: an independent government run scheme. You will be able to view your deposit account online at any time during your tenancy. Tenants will be issued with the relevant Prescribed Information from The Deposit Protection Service.

Fee Scales Initial administrative charge: £150.00 (incl V.A.T.) for every person over 18

Contract renewal: £60 (incl V.A.T.)

£25.00 for each call out where issues arise that are the “tenants responsibility” as outlined in the ‘Tenants Handbook’

No cash is accepted and all payments must be via UK BACS

Deposit

Please note 1½ months’ rent will be lodged with the Deposit Protection Service.  Deposit will be higher for more than one family or if the landlord allows pets.  You will be given a personal ID, please retain this.  Upon vacation this will be returned if the property is left in good condition and all outstanding rent paid and utility bills.
